Cancellation policy
Rental conditions unless otherwise advertised as a special offer would be as follows......
The tenant can withdraw from the contract at any time before the start of the rental period.
Withdrawal must be declared in writing and becomes effective upon receipt by the lessor.
The following compensation is due upon withdrawal:
For summer bookings, free cancellation up to 14 days before arrival,
for bookings for the period December to April the following applies:
Cancellation free of charge up to 7 days after written booking, thereafter.....
Up to 90 days before the start of the rental period 30% of the rental price, but at least the deposit.
Up to 60 days before the start of the rental period 40% of the rental price, but at least the deposit.
Up to 30 days before the start of the rental period 50% of the rental price, thereafter 100% of the rental price.
If the vacation guest does not expressly withdraw from the contract, the entire rental price is due, even if the vacation guest does not make use of any of the landlord's services.
The rental price is exclusive of local tax. - However, please always refer to your personalized offer for exact prices, as the online price information is not correct for every booking.
Use of the vacation apartment:
The tenant must treat the vacation apartment with care. The vacation apartment may only be used by a maximum of the number of people booked and stated. In the event of over-occupancy, the tenant is obliged to inform the landlord of the excess persons. The landlord then has the right to charge the additional occupancy according to the price list.

Cycling on bike-routes, climbing on the nearby via ferrata with rental station, hiking in every difficulty level, swimming in the surrounding outdoor pools or the indoor pool.
Holiday destination
In winter, you go from your 5-room apartment only 5-10 minutes to the ski lift which brings you soon in the ski-aeria Horbergbahn / Penken - Zillertal 3000 with 159 km of ski slopes. Practically, after the apres-ski, you can walk to the apartment, the car can be left at the house.
An excellent pizzeria / restaurant Sidan is only 3 minutes from the house, ski bus and village-bu- stops only 100 meters from the house.
Even in summer the Zillertal for all hikers and sports enthusiasts is particularly attractive because it gives the related migration route for each condition and not just one.
For Zillertal cycling and hiking trail with a playground there are only a few meters.
Getting there
Way-description:
motorway-exit Zillertal, about 30 km straight ahead to Ramsau, pass the traffik lights in Ramsau and drive straight ahead to the rotary. Past Christophorus Reisen you have to turn right, straigt ahead and at the next rotary left, pass Pizzeria Sidan, our house is on the left side.

Wir, 15 Freunde aus Norddeutschland, waren eine Woche lang in Mayrhofen und haben die Vorteile dieser Ferienwohnung sehr genossen: Die Nähe zur Horbergbahn ist unschlagbar, die Küche ist super ausgestattet für die nicht alltägliche Gruppengröße, der Zugang zur Wohnung ist durch einen Schlüssel-safe jederzeit unabhängig möglich, der eigene Skikeller bietet viel Stauraum für die Ausrüstung und die Türen sind so gut isoliert, dass man die Partymeute in der Küche bereits im Flur nicht mehr hört. Es war die perfekte Wohnung für uns - vielen vielen Dank für alles! :)
