The holiday home accommodates 8 people with a living space of approximately 110 m² on one level.
There is a large common room with a modern kitchen and a large dining table, four bedrooms, a bathroom with toilet, bidet, and an extra-large shower, as well as two separate toilets.
The modern kitchen is equipped with a refrigerator, gas hob, oven, dishwasher, coffee machine, toaster, and kettle.
In the living area, there is a 42-inch flat-screen TV and a stereo system available. TV reception via satellite system (Astra; all German channels). Free internet via WLAN.
The stereo system can play the songs from your smartphone/tablet/laptop, etc., using Bluetooth or an audio cable.
The entire property is available for the exclusive use of the guests. A large terrace with lake view, a pool with views of the lake and mountains, a covered pergola with a table tennis table, and a separate barbecue area overlooking Lake Garda.
Access: The last 1 km to the house is partly on a gravel road. Therefore, we recommend not to arrive with (lowered) sports cars or too large vehicles (motorhome); steep driveway to the carport (space for two cars one behind the other).

The expansive property, covering around 3000 m², is terraced and secluded by vegetation on all sides. It is situated in absolute tranquility and idyllically within a nature reserve above Tolscolano-Maderno on the western shore of Lake Garda. Dreamy sunny and shaded spots with fantastic views of the lake and mountains invite relaxation throughout the entire property.
You can reach the town center and the lake within a 10-15 minute drive (5 km).

Cancellation and Early Termination
(1) If the tenant cancels (terminates) the contract before the start of the rental period without naming a substitute tenant who enters into the contract under the same conditions, the following proportional rental fees (excluding final cleaning) are to be paid as compensation, taking into account the saved expenses, provided that re-renting is not possible:
Cancellation
- up to 49 days before the start of the rental period 10% of the rental price
- up to 35 days before the start of the rental period 30% of the rental price
- up to 21 days before the start of the rental period 60% of the rental price
- up to 14 days before the start of the rental period 90% of the rental price
- otherwise (later than 14 days before the start of the rental period) 100% of the rental price
Nevertheless, the landlord will attempt to re-rent the property
(2) If the tenant terminates their stay early, they are still obligated to pay the full rental price
(4) A cancellation or termination can only be made in writing (e.g., via email).
The decisive factor is the date the landlord receives the notification
The above conditions are taken from a sample rental contract for holiday apartments. In the 10 years that we have been renting out the house, we have never had to charge cancellation fees, and we always strive to re-rent the house immediately. We have always been successful in doing so.
