The holiday flat in Smäswai 10 in Nebel is located in the centre of the town. The island house has been renovated in 2013. There are new bathrooms and a first-class equipped kitchen. It is comfortable furnished with a great attention to detail.
The holiday flat Luv with shed, which is part of the house and which is located on the garden side, offers enough space for the whole family or holidays with friends. On two floors you will find four bedrooms, a separate WC, two shower baths, a large living room with terrace, a lounge, a wonderful kitchen living with wine refrigerator and access to the terrace, pantry.
The large garden with sunny and shaded places and old trees is a save playground for children. A handcart for your way to the beach is inclusive.
Foul weather?
That doesn't matter. For our guests, the visit of the swimming paradise with sauna and wave pool are inclusive. One-time? No, as much as you want!

In every season, it is fun to have a barbecue: On the huge property land you can find a fire-place grill with seating possibilities. You can also cook together in the fully equipped kitchen. Picnic at the beach? You can use the handcart to transport all the necessary things.
For all the people who love the sun: Beach chairs in the garden are available.
The holiday flat is located in the centre of Nebel, the picturesque island village which is the central point of Amrum. You can find a bus stop, the post, a bicycle rental, a church, diverse restaurants and cafes, an Edeka market just around the corner.
The holiday flat is located in a quiet area. Therefore, it is a perfect accomodation for family holidays as well as holidays with friends. Between the village and the beach, only a few meters outside the village center, you can have a rest in totally relaxed atmosphere.
You can reach the mud flats in less than five minutes. The huge beach of Amrum is only 1700 meters away from the holiday flat.
Arrival by car:
A7 or A23 until Dagebüll. You can either leave your car on the big island car park for a fee or you take your car with you on the ferry. You should definitely reserve a parking space. The travel time is 90 minutes, if you take the way via Föhr, the travel time is 120 minutes.
You can also leave at the northern beach. The fee for a permanent parking lot is 12 Euro. Then you take the "Adler-Express" to go to Amrum (90 minutes, no car transport).

Arrival by train:
You can take the train to go to Dagebüll/Mole to the ferry terminal. Your arrival station is Hamburg Altona.

Zeitliche Grundlage ist das Absenden dieser Erklärung. Sollte ein Rücktritt erklärt werden, so darf der Vermieter eine Entschädigung vom Zurückgetretenen verlangen. Hierbei ergibt sich eine Staffelung je nach Kurzfristigkeit des Rücktritts.
Rücktritt vom Buchungsdatum bis 90 Tage vor Mietbeginn 30 % des Gesamtmietpreises
Rücktritt von 90 Tagen bis 30 Tagen vor Mietbeginn 50% des Gesamtmietpreises
Rücktritt innerhalb von 30 Tagen vor Mietbeginn und bei Nichterscheinen 90% des Gesamtmietpreises.
Unabhängig von der Entschädigung ist der die Agentur berechtigt eine Bearbeitungsgebühr für den Rücktritt in Höhe von Euro 80,00 zu berechnen.

Tritt der Mieter vom Vertrag zurück, so kann er einen Ersatzmieter benennen. Der Vermieter muss diesen nicht akzeptieren, sofern begründete Bedenken gegen diesen bestehen. Aus triftigen Gründen kann der Vermieter dem Ersatzmieter die Vermietung der Unterkunft verweigern. Sofern dem Eintritt einer dritten Person in das Vertragsverhältnis nichts entgegensteht, erfolgt die Haftung der Mieter gesamtschuldnerisch. Ebenso haften die Beteiligten auch für eventuelle Mehrkosten, die durch den Eintritt einer dritten Person in das bereits bestehende Vertragsverhältnis entstehen können. In diesem Falle werden keine
Rücktrittgebühren zu Lasten des ursprünglichen Mieters erhoben, jedoch kann eine Bearbeitungsgebühr anfallen. Diese Bearbeitungsgebühr beträgt Euro 80,00. Sollte der Mieter keinen Ersatzmieter benennen, so kann der Vermieter auch für Ersatz sorgen. Dadurch verringern sich die Kosten, welche durch den Vertragsrücktritt entstehen, da die Nebenkosten nunmehr vom neuen Mieter getragen werden. Dem ursprünglichen Mieter muss auf dessen Verlangen ein Nachweis getätigt werden, dass der Schaden für den Vermieter tatsächlich und in welcher Höhe entstanden ist.
