The rock Peñón de Ifach is 50,000 m2 and rises 330 m high out of the blue, crystal clear sea. It is the landmark of this picturesque town of Calpe and a large part of the Costa Blanca and also the focal point of numerous leisure offers and original activities. The rock is under nature protection, there is a well-developed hiking trail to the summit.
The beautiful old town of Calpe is located on a 50 meter high hill about 2.0 kilometers west of the Penyal d'Ifac and about 500 m from the coast.

The Algar waterfalls or the Terra Mitica amusement park, the Terra Nature Park or the Aqua Natura or Aqualandia water park near Benidorm are special highlights.

§ 1 booking confirmation
The reservation for the holiday home is legally binding upon receipt of the booking confirmation and after the deposit has been paid (see §2). By transferring the deposit, the tenant and his fellow travelers recognize the terms and conditions as binding.
§ 2 Down Payment
The deposit of 30% of the total amount must be transferred to our account within 5 days of the booking confirmation. The remaining payment is due 6 weeks before arrival. In the case of short-term bookings, the travel price is to be paid in cash upon arrival plus a one-time rental deposit of EUR 250.00.
The deposit will be refunded no later than 7 days after the undamaged return of the rental property.
§ 3 arrival and departure
The holiday apartment is available from 4 p.m. on the day of arrival. Claims for damages cannot be asserted if, in exceptional cases, the holiday home cannot be occupied punctually at 4 p.m. On the day of departure, the holiday apartment must be made available from 11.00 a.m.
§ 4 rental property
4.1. The holiday home is rented out with the entire inventory. Any shortages, defects or damage must be reported to the landlord immediately. Any complaints about the condition of the apartment and the inventory will only be recognized within 24 hours of arrival. After that, any damaged / missing items must be replaced according to the price specified in the inventory. The inventory is to be treated with care and care and is only intended to remain in the holiday home. The tenant is liable for damage caused by culpable violation of his duty of care and disclosure, especially in the case of improper handling of technical systems and other furnishings. The tenant is also liable for the negligence of his fellow travelers. Damage caused by force majeure is excluded from this.
4.2. The contract can be terminated without notice if the holiday home is used in breach of the contract, such as subletting, overcrowding, disturbance of housekeeping etc., as well as failure to pay the full rental price (§ 2). The rent already paid remains with the landlord.
§ 5 Residence
The minimum stay in the residential units is 7 nights. Other times of stay are possible on request in the off-season. The holiday apartment may only be used by the number of people specified in the description. In the event of overcrowding, both the vacation rental agent or manager as well as the owner of the holiday home have the right to refuse excess people or to collect the corresponding surcharge.
§ 6 Travel cancellation - cancellation
A necessary withdrawal from the trip must be communicated in writing.
In the event of withdrawal, the lessor remains entitled to payment of the agreed travel price. If the booked holiday home cannot be rented out to other parties, the landlord has a claim for compensation according to the following graduation:
Up to the 56th day before departure, 50% of the travel price.
up to the 42st day before departure, 60% of the travel price.
70% of the travel price up to the 35st day before departure.
up to the 28th day before departure, 85% of the travel price.
thereafter 90% of the travel price
In addition, a cancellation / processing fee of € 50 must be paid in each case. The cancellation fee will be offset against the deposit. It is strongly recommended that you take out travel cancellation insurance.
§ 7 Cancellation by the landlord
The landlord can withdraw from the rental after the start of the rental period without observing a deadline if the tenant persistently disturbs other tenants despite a warning, violates the general rules of the rental conditions persistently or repeatedly or acts contrary to the contract to such an extent that the immediate cancellation of the rental contract is justified .
§ 8 Liability of the lessor
The landlord is liable within the framework of the due diligence of a private landlord for the proper provision of the rental property. Liability for possible failures or disruptions in the water or power supply, as well as events and consequences due to force majeure are hereby excluded.
§ 9 written form
There are no agreements other than those listed in this contract. Oral agreements were not made. The general terms and conditions are accepted with the transfer of the deposit or the payment in cash.
§ 10 Severability Clause
If one of the rental conditions described above is legally invalid, it will be replaced by a regulation that comes as close as possible. The other rental conditions remain unaffected and continue to apply.
