Not far from the Riessersee and the mountain lifts of the Garmisch Classic ski area, this flat offers peace and quiet and yet the possibility to quickly reach the town centre on foot.
The heart of the flat is an inviting living and dining room. The cosy living area with comfortable sofa and wonderful armchairs invites you to linger, the dining table with seating area to sit together in a relaxed atmosphere. The open kitchen is fully equipped with high-quality utensils and kitchen appliances and leaves nothing to be desired even for enthusiastic hobby cooks. A well thought-out lighting concept rounds off the furnishings and creates a pleasant atmosphere, especially at late hours.
One large and one smaller bedroom, each equipped with a double bed and generous wardrobes, offer the perfect retreats. The Swiss stone pine furniture used here spreads a soothing scent and promises a deeply relaxed night's sleep. If you prefer to avoid the sun in the morning, you can darken all the windows in the flat with the help of the electric shutters.
In the modern bathroom with large, ground-level shower, you will always start the day with the right sound thanks to the built-in speakers and radio. In addition, the flat has a separate guest WC.
Three balconies hold a fantastic mountain panorama in store and give you the opportunity to wander with the sun throughout the day. In the morning, the east balcony is the ideal place to catch the first rays of sun. The south-west balcony offers a magnificent view of the Alpspitze and Waxensteine and the loggia is a comfortable place to sit, sheltered from the wind, even in bad weather.
Even at low temperatures, the natural oak wood floors and the integrated underfloor heating throughout the flat give you that barefoot feeling.
A parking space is available in the underground garage. Here you can also store your bicycles as well as your skis and ski boots. In the basement you will also find a communal laundry room with its own washing machine and dryer.

§10 Withdrawal/cancellation
The Cancellation of the rental agreement must be made in writing. The day we get the Cancellation is the day that will be used for taxation of the costs. For travel cancellation we charge the following costs:
Up to 90 days before the start of the journey 20% of the rent, up to 89 days before 80 %, and 42 days before 100 %. The cancellation fee refers purely to the rental price! Extra costs like the cleaning fee, Wi-Fi, garage, etcetera will be reimbursed a 100 %.
If it is possible to rent the apartment to someone else for the canceled period, only the expense allowance will be charged.
The lessor reserves the right to charge 100 % of the rental price in case of a no-show! If the tenant can't arrive, it is his right to name other Visitors. Please give us a notice early enough that is coming to the apartment instead of you, if this happens. The decision to accept the new guests is up to us.
If the apartment will be left earlier than originally booked, the tenant has to pay the full amount for the stay nevertheless. The lessor won't refund the costs of the overnights that have not been taken! The burden of proof, that the lessor has saved expenses during the subletting, is up to the Guest.
