The villa "La Mer" has been certified by the German Tourism Association for the fourth time in a row in October 2017, achieving the highest rating among almost 70,000 certified holiday homes in Germany. The villa was therefore already awarded the distinction "Germany's best holiday villa" in 2010.
After entering the villa through the elegant entrance area, you will be greeted by the spacious open-plan living-dining room of approx. 60 sqm with open fireplace, antiques, hi-fi system and an international library that has extensive literature in German, English, French and Spanish ready for you. With a good book and a glass of red wine from the house's own wine cellar and a crackling fireplace, you will wish that the long winter evenings would never end. When the weather is nice, you also have a beautiful view over the wide landscape and towards the Baltic Sea from your second living room, a roof terrace of approx. 60 sqm. In the large kitchen you have enough space to prepare even extensive menus. Furthermore, on the ground floor you will find a fully equipped bathroom with separate WC and a utility room with washing machine, tumble dryer, cleaning facilities for sports equipment etc.
The villa has a large exclusively equipped kitchen including a utility room. In addition, there is a second smaller, modern kitchen in the granny annexe. There are a total of three refrigerators in both kitchens together. Both kitchens have an oven, in the large kitchen even an extra wide oven of 90cm width.
The villa has two separate living and dining rooms, one over 60sqm in size with a large round fireplace, Blüthner concert grand piano and library and the second living/dining room is in a separate part of the building and offers a retreat, especially when the house is occupied by 10 guests. Both are very generously furnished with high-quality china and a large selection of glasses.
In addition to the living rooms, there are two study rooms with appropriate office equipment, so that a "staycation" is also possible at any time. The fibre optic connection also allows for trouble-free participation in web meetings.
All beds have high-quality mattresses, some with electric slatted frames. Most bedrooms have either a cosy sitting area or a working area. The beds are made on arrival with spotless white, high-quality bed linen. Children's room with play table and toys available.
All bathrooms are equipped to a high standard, three bathrooms are daylight bathrooms, furthermore there is a separate toilet and a separate sauna area. We provide each guest with a selection of different towels and for the adults additionally a fluffy bathrobe.
The pool with 28° water temperature, counter-current system, relaxation loungers and separate changing room with shower and WC is only available to the house guests.
The villa has TV in both living rooms, the kitchen and in all bedrooms. Satellite TV is accessible via all TV sets. The entire villa is equipped with WLAN via fibre-optic network and there is a landline with which calls can be made to the German landline network free of charge.
The garden with old trees, a covered pavilion and sun loungers invites you to relax.
Ample parking is available on the property, and a charging station for electric cars is available for a fee.
Villa "La Mer" is an ecologically exemplary (geothermal) and sustainably managed exclusively equipped villa and is situated on a beautifully landscaped property with old trees in a south-westerly position. It has five terraces, sunny garden seating areas and shady rest areas. The property is lovingly planted with mature trees, rhododendrons etc.
By sustainable management we mean: No fossil fuels but ground source heat pump technology with stratified water access, green electricity, charging station for e-cars, a maximum of unsealed surfaces, natural building materials such as travertine, granite, wood, no use of chemical pesticides, fulfilment of the highest KfW thermal insulation standards, minimum use of plastic packaging etc.

Several golf courses are within easy reach within half an hour.
The representative villa under thatch "La Mer" is located in Groß Schwansee, approx. 20 min. from Lübeck and a good hour from Hamburg international airport. You live in a dreamlike and quiet location in the immediate vicinity of Schlossgut Schwansee with its Michelin-rated restaurant. The kilometre-long free Baltic Sea beach, which is pleasantly empty even in high summer, can be reached in less than 5 minutes on foot. The sound of the sea can be heard from most rooms.
You reach Groß Schwansee about 30km east of Lübeck and about 18km north of the A20 directly on the Baltic Sea and only accessible via a stub road. To the airport Hamburg you need about an hour and to the airport Lübeck with some domestic and European connections a good half hour, the nearest ICE station is also in Lübeck about 35km away.

Cancellation of the rental contract
1. IGW reserves the right to withdraw from the rental agreement in the event that the deposit, balance payment and security deposit agreed in the rental agreement are not received by the tenant in due time to the account of IGW (bank details according to the rental agreement). Furthermore, the lessor has the right to withdraw from the contract in the event that the rented property cannot be used for exceptional reasons (storm damage, etc.). Claims going beyond the reimbursement of the rental price (e.g. for damages) are excluded. 2.
2. The termination of the rental contract by the Hirer must be made in writing. In the event of cancellation, IGW will charge the Hirer a lump sum of 230 EUR to compensate for the additional expenses incurred. The renter is allowed to prove that IGW had costs for the processing of a lower amount. In addition, the Hirer must pay for the damage incurred by the Owner as a result of the cancellation. IGW will attempt to re-let the rental period. If the complete period is successfully re-let on the same terms as the cancelled agreement, the tenant will not incur any costs other than the cost of processing. If IGW is unsuccessful in re-letting all or part of the cancelled period, IGW will charge the Hirer a liquidated damages charge as follows. A damage lump sum of 30% of the rental amount will be charged if the tenant cancels the booking in the period after conclusion of the rental agreement up to 10 weeks before arrival. If the tenant cancels the booking in the period between 10 and 4 weeks before arrival, a damage lump sum of 60% of the rental amount will be charged. If the booking is cancelled within the period of 28 days up to the date of arrival, the Hirer is obliged to pay the full rental amount, less any own expenses saved by the Rental Firm (a flat rate of 5% of the rental amount). With IGW's consent, the Tenant may procure a replacement tenant who will assume the rights and obligations of the Tenancy Agreement. IGW recommends taking out travel cancellation insurance just in case.
