The spacious living room with a seating area and decorative fireplace has plenty of natural light. Modern, open kitchen equipped with an oven, dishwasher, filter coffee machine, and Nespresso. Bedroom with 2 single box-spring beds and a bathroom with a walk-in shower and toilet. Separate toilet. Large utility room with washing machine and dryer.
On the 1st floor, there are 3 bedrooms, each with 2 single box-spring beds. Bathroom with a bathtub, walk-in shower, and double sink. Separate toilet. The hallway is equipped with a stair gate.
Access to the south-facing terrace and the large garden through three sliding windows in the living room.
Extras:
Wifi/WLAN. The entire house is equipped with a heat pump and tiled floors with underfloor heating. Lockable bicycle shed.
Special Notes:
The main renter must be at least 25 years old and present throughout the entire period. Parties or receptions may not be held without prior consultation with the landlord. A cot and high chair are available. Please bring your own bedding for the cot.

You can reach the North Sea beach with the beach pavilion Paal 17 by bike in 5 minutes. Ecomare is nearby. Two kilometers away from two riding schools and a subtropical swimming pool. Supermarkets, lovely shops, and cozy restaurants can be found in the seaside resort De Koog at 3 kilometers.
Drive to Den Helder by car. From there, take the ferry to Texel. Upon reservation, you will receive further travel directions.

1. In the event of a cancellation by the guest, the guest owes Texelduinen a cancellation fee. In addition to the due reservation fee, the following cancellation fees must be paid:
- In the event of a cancellation up to forty-two (42) days before the arrival date: thirty percent (30%) of the price*
- In the event of a cancellation from the forty-second (42nd) day up to and including the twenty-eighth (28th) day before the arrival date: sixty percent (60%) of the price*
- In the event of a cancellation from the twenty-eighth (28th) day up to the day of arrival: ninety percent (90%) of the price*
- In the event of cancellation on the day of arrival: one hundred percent (100%) of the price*
(* Tourist tax, costs for bed linen and cleaning are not to be paid as part of the price in the event of a cancellation.)
2. The guest must make the cancellation in writing (by letter or email).
