Our holiday home has a kitchen, three bedrooms (bedroom 1 1.80x2.00m, bedroom 2 1.60x2.00m, bedroom 3 2 x 0.90x2.00m; the 3rd bedroom is a connecting room from bedroom 2), a living/dining area, 2 bathrooms with shower/toilet; there is also a shower in the wellness area. From the dining room to the outdoor area: 1. spacious roof terrace with wonderful panoramic view, 2. fenced-in garden with terrace, 3. wellness area. There are 2-3 parking spaces behind the house with e-charging station and e-bike charging option. The lockable shed (3x1m) also has a ski boot dryer. General Terms and Conditions of Rental
Dear guests,
Please read the terms and conditions carefully and ask any questions you may have before booking.
1. Conclusion of contract
The rental agreement for the holiday home "Villa Federleicht" is considered binding once the owner has received the deposit in their account and the contract has been signed by both parties. The property, comprising of 85 sqm of living space plus 30sqm wellness area, is fully equipped and furnished for a maximum of 6 guests. The entire basement is not part of the rental property; access is only permitted by prior arrangement. The holiday home is let to the guest for the specified period exclusively for travel/holiday purposes and may only be occupied by the maximum number of people specified in the rental agreement, unless both parties have expressly arranged otherwise in writing.

3. Terms of payment and usage-related fees
A deposit is due upon conclusion of the contract. The remainder is to be paid 28 days before arrival.
If the period between the conclusion of the contract and the start of the rental is less than 28 days, the entire rental price must be paid upon conclusion of the contract.
If the deposit or final payment is not received by the owner before the specified time, the owner reserves the right to cancel the contract. In this case, the owner has the right to demand compensation from the guest with regards to any expenses incurred as well as loss of profit. The guest may be subject to cancellation fees in accordance with Chapter 6 (withdrawal from contract & interruption of stay) equal up to the full cost of the rental.
The agreed rental price includes:
Bed linen and sheets, towels (bath towel, hand towel, guest towel) per person, electricity and heating in the main building, Sauerland Card. On request, a high chair, travel cot, foldable changing table, bed rail for a normal bed are available. Please let us know what you need when you make your booking. The final cleaning fee (EUR 115.00) is also included in the agreed rental price. Also included: tourist tax (ages 15+) of 1.50 euros/per person, per night.

The following costs apply upon booking: due with final payment 28 days before arrival:
•Deposit EUR 150.00
The deposit of EUR 150.00 must be paid with the rental price. It serves as security for the furniture and amenities provided. The deposit will be repaid after check-out, minus any additional usage-based fees, provided that the guest has not caused any damage to the property or any items contained within it. The refund will be made no later than 14 days after check-out.
Additional usage-based fees
Billing is based on consumption and applies exclusively to: wellness area, e-charging station and ski boot dryer and will be subtracted from the deposit on departure. In addition, the following fees apply:
Electricity consumption in the entire wellness area (e.g. sauna, whirlpool) EUR 0.40 per kW/h
Electricity consumption when charging an e-car, e-bike, ski boot dryer EUR 0.40 per kW/h
There is a separate meter in the annex; the meter reading will be noted on your welcome form before your arrival. You are welcome to confirm the initial reading (key for the bicycle shed). During the final cleaning your personal electricity consumption for the above mentioned services will be recorded and subtracted from the deposit.
If the house is extraordinarily dirty, we will charge you an additional EUR 20.00/hour cleaning fee for the extra work. The owner reserves the right to inspect the apartment.
Please do not smoke in the apartment. In the event of non-compliance with the smoking ban and damage caused as a result, the guest will be held liable for any cleaning or repairs.
4. Information about amenities
3 bedrooms (1 bed 1.80x2.00m, 1 bed 1.60x2.00, 2 single beds measuring 0.90x2.00m), 1 living/dining room, 1 separate kitchen, 2 bathrooms/shower/toilet, separate wellness area with sauna, whirlpool, 2 lounge chairs and additional shower. For safety reasons, the wellness area may only be used by people over the age of 18. Parents are responsible for their children. See wellness area description.
2-3 parking spaces for cars, 1 parking space with e-charging station, 1 small storage room (3x1m) incl. e-bike charging socket (accessible from the parking lot) e.g. for bicycles, skis, etc. There is also a ski or shoe dryer for 2 pairs of shoes.
1 balcony, 1 terrace, garden; the garden is natural and completely fenced.
Free WiFi, smart TV/radio/satellite, coffee machine, toaster, oven, vacuum cleaner, laundry service (additional fee), hair dryer, fridge, bed linen (free), towels (1 bath towel, 1 hand towel, 1 guest towel; free), high chair, travel cot, garden furniture, gas barbecue.
Upon arrival, the guest will be given the following keys for the duration of their stay:
1 front door key (hangs in the key safe upon arrival; code will be provided by e-mail or SMS before arrival)
1 door key for access to the terrace and garden (hangs in the key box in the hallway)
1 door key for the wellness area (hangs in the key box in the hallway)
1 key for the bicycle shed (hangs in the key box in the hallway)
Losing a key is subject to a EUR 20.00 fine. If lost, please tell the owner immediately.
The guest undertakes to comply with the house rules and the general terms and conditions. Making a booking entails that the guest has read and consents to both sets of rules. These are an integral part of the contract and can be found in the rental property (guest folder) as well as on our homepage.
4.5 Arrival and departure
Check-in from 3 p.m. on the day of arrival. Please let us know your exact arrival time so we're even more prepared for your arrival.
Check-out until 10 a.m. on the day of departure.
Of course, we try to make your arrival and departure as flexible as possible.
If there are no other guests occupying the apartment on the day of arrival or departure, it is possible to check-in earlier or check-out later. This request must be made in writing to the owner in advance.
At the end of the rental period, the guest must vacate the rental property and hand it over to the owner/manager in a clean state (please note the information sheet in our guest folder) and hand over the key(s) to the owner/manager. Please put the keys back in the key box in the hallway.
Before departure, we ask you to do the following:

•Please send us your planned check-out time
•Wash any used dishes and put them in the cupboard to dry
•Empty dishwasher
•Clear out the fridge and take any food with you
•Empty the rubbish bin and dispose of rubbish properly/take empties with you
•Put furniture and other items back in their original locations
•Switch off appliances and turn down the heating if applicable
•Place bedding and dirty laundry in the laundry basket
•Remove coarse dirt from the barbecue
•Remove any excess dirt inside and out
•When leaving: vacuumed = swept clean
•Check whether all belongings (such as cuddly toys, glasses, etc.) have been packed
•Turn down the heat
•Close the windows
•Lock doors - wellness area, patio door, front door
•Please put the key back in the key box
In the event of late check-out, the owner is entitled to charging the guest an additional fee. This amounts to a) €50.00 (net) if the room is vacated after 11:00 a.m. but before 1:00 p.m.; b) 100% of the agreed accommodation price/night if vacated after 1 p.m.
In addition, the owner is entitled to compensation for any further damages incurred as a result of a late check-out.
Check-out/departure is only deemed to have been effected when all keys have been handed over to the owner or their representative. The guest is obliged to check that the apartment door is properly locked.
If one or more keys have been lost, the guest must pay the owner compensation for the replacement and, if necessary, for the installation of new locks.
5.6. Cancellation of the contract by the tenant & termination of stay
We recommend that you take out travel cancellation insurance, for example from HANSE MERKUR or WÜRZBURGER. It can be purchased very conveniently online.
The guest can cancel the booking in writing before the beginning of the rental period. The day the owner receives the written cancellation is considered the time of cancellation. If the guest cancels the rental contract, they must pay a flat fee equal to any expenses already incurred by the owner and any lost revenue, provided another rental cannot be found for the same period, equal to the following amounts:

In the event of cancellation due to a local ban on accommodation, we will reimburse you for the entire rental price.
- up to 35 days before arrival: EUR 0.00
- up to 28 days before arrival: 20% of the rental price
- up to 14 days before arrival: 80% of the rental price
- after that and in the event of a no-show: 100% of the rental price.
3. In case of an early departure, the lessee is obliged to pay the rental fee in full.
The tenant reserves the right to prove that the owner has suffered no or a negligible amount of damage as a result of the cancellation. The tenant can designate a replacement tenant who is prepared to assume the rental contract in their place. The landlord can decline the third person if they do not appear to be able to pay the fee or are unreliaable. If a third party assumes the rental contract, they and the previous tenants will pay the landlord any additional costs arising from the tenancy of the third party. The owner will also make an effort to find a replacement tenant.
The legal cancellation and withdrawal options are unaffected by this.
6.7. Cancellation by the owner
Cancellation of the rental agreement by the owner is possible in the following cases:
- Guest does not pay the rental price on the agreed date
- Guest leaves the house early
- Violation of the house rules
- Guest does not check into the rental property on the day of arrival or the following day. This excludes late check-in agreed upon with the owner.
The guest is responsible for any damage resulting from the cancellation; however, this is limited to up to a maximum of the amount of the agreed rental price (see previous cancellation deadlines).
The owner has the right to cancel if there is an important reason for doing so, in particular if the guest uses the rental property in breach of contract (considerable breach of contract) or if the guest seriously disregards the house rules. These extraordinary circumstances entitle the owner to cancellation of the rental agreement after prior warning. Cancellation without prior warning is also legally permissible if the guest behaves in breach of contract to such an extent that immediate cancellation of the contract is justified. In this case, the owner is entitled to the full rental price agreed upon beforehand. The landlord can terminate the contractual relationship before or after the start of the rental period without notice if the guest does not make the agreed payments (initial payment, final payment and deposit) on time despite being given a prior reminder or otherwise behaves in breach of contract to such an extent that the owner cannot be reasonably expected to continue the contractual relationship. In this case, the owner can demand compensation from the guest for the expenses incurred up to the point of termination and for loss of revenue.
7.8. Cancellation of Contract due to Exceptional Circumstances
The rental contract can be cancelled by both parties if the fulfilment of the contract is made considerably more difficult, endangered or impaired as a result of force majeure that was not foreseeable at the time of booking. Both parties are thus released from their contractual obligations. However, the other contracting party must be reimbursed for services already rendered.
8.9. Responsibility and Indemnity from Claims for Use of Internet or WiFi
The guest is solely responsible for the data transmitted via the internet as well as any paid services used and legal transactions carried out. If the guest visits paid websites or enters into liabilities, the resulting costs are to be borne by the guest alone. Any applicable laws must be complied with when using the internet. In particular, the guest is not to use the WiFi provided to access or distribute immoral or illegal content or illegally reproduce, distribute or make accessible any copyrighted goods and must observe all applicable youth protection regulations. It is expressly forbidden to visit file-sharing websites, in particular to stream music and/or download films via the Wifi provided.
The owner will not be held responsible for any damage and claims by third parties caused by the illegal use of WiFi and thereby breach of contract by the guest. If the guest notices or must notice that such a violation of rights and/or an offence has been committed or is imminent, they are to inform the owner of this.
Internet access is available free of charge via a WiFi router. Shared use of the internet is a free service and can be revoked at any time. The guest does not have the right to allow third parties access to the internet.
The owner does not guarantee the actual availability, suitability or reliability of the internet access for any purpose. They are entitled at any time to completely, partially or temporarily restrict internet access, to allow other co-users and to completely, partially or temporarily block or exclude the guest from using the internet. In particular, the owner reserves the right, at their own discretion and at any time, to block access to certain sites or services via WiFi (e.g. sites that glorify violence, are pornographic or are subject to a fee).
9.10. Heating and Energy Costs
Our holiday home is only heated to the bare minimum when it is not being let. Please note that it can be a little cooler on the day of arrival than on the following days. The furnishings in the apartment need some time until they have adapted to the room temperature. The house has blankets and two electric blankets. Our house is not equipped with underfloor heating; please bring slippers or thick socks with you.
We would like to point out that the hallway of the house is always a little colder than the living areas. We would like to ask you not to leave the doors of the bathrooms or bedrooms open in order to warm the hallway, but to conserve energy with us.
Please do not heat unused rooms and close all sliding doors and doors to keep the heat in the room. Our bedrooms are equipped with double duvets in the winter - perhaps it's not necessary to heat rooms fully during the day?
Ventilate intermittently; open windows fully for 10 minutes, twice a day.

10.11. Use of the Wellness Area
The use of the wellness area in the annexe is only permitted to people over the age of 18. Parents are responsible for their children; for safety reasons we cannot accept any responsibility for the use of the area.
Children are not allowed to use the area for safety reasons. This also applies to the whirlpool; please keep it closed before and after use. This is how you help to save energy costs. Please keep the wellness area locked when not in use and hang the key in the key box and, above all, keep it safe from children.
•Use towels over the lounge chair cushions
•Bathing shoes are recommended. Caution: surfaces are slippery
•During bathing please keep at least 1 window open, the large window on the right is equipped with damping. (please do not use during a storm)
•Please always place towels under the sauna benches; no sweat on the wood
•Instructions can be found next to the sauna and pool
•Observe the sauna rules and take care of your health
11.12. Disclaimer
The use of the entire house and wellness area including sauna, whirlpool, etc. is at your own risk. The owner assumes no liability. Parents must supervise their children; it is the parents' duty to supervise their children inside the house and when using the entire facility.
12.13. Liability of the Owner
The owner is liable for the accuracy of the description of the rental property and is obliged to properly provide the contractually agreed services and to maintain them throughout the rental period. The photos and text on the website serve as a realistic description. 100% correspondence with the rental property cannot be guaranteed. The owner reserves the right to make changes to the amenities (e.g. furniture) provided they are equivalent to the listing. The owner is not liable according to § 536a of the BGB (German Civil Code). The owner's liability for damage to property caused by tortious acts is excluded unless it is based on an intentional or grossly negligent breach of duty by the owner or his vicarious agents.
This document was created to the best of our understanding. We are not liable for any influence on the rented property by force majeure, by power and water failures customary in the country, and by storms. Likewise, there is no liability in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction sites, or disruptions caused by natural and local events. However, the landlord is happy to help with solving the problems (as far as this is possible). Liability on the part of the guest for the use of the play and sports equipment provided is excluded. The arrival and departure of the tenant is their own responsibility and liability. The tenant is fully liable for wilful destruction or damage. Claims by the guest expire in six months, unless the provider is liable due to intent. Claims by the provider become statute-barred within the respective statutory period.
13.14. Obligations of the Guest, Duty of Care
The guest undertakes to treat the let premises, furnishings and contents with the utmost care and diligence. If the guest is responsible for damaging any furnishings, rooms or the building as well as services belonging to the room or building (e.g. wellness), they are liable to pay compensation to the owner within the framework of the statutory provisions. The guest is obliged to immediately report any damage to the let premises during the rental period to the owner, unless the guest repairs the damage on their own. If the guest does not report damage in good time and consequential damage is caused as a result, the guest is liable for compensation. A reasonable period of time must be granted for the elimination of damage and defects. Claims from complaints that are not reported immediately on site are excluded. Complaints received by the landlord at the end of the stay or after leaving the holiday home are also excluded from compensation.
The guest undertakes not to throw or pour any waste, ash, harmful liquids, etc. into the kitchen sink, bathroom sink and toilet. If the guest fails to observe this and the drain pipes become blocked as a result, the person responsible must bear the cost of repairs.
Smoking is not permitted on the premises and in nearby outdoor areas; please ensure that smoke does not enter the rooms. If anything happens to the contents or facilities of the rented property, the guest must do everything they can reasonably be expected to do to help remedy the issue or to keep any damage that may arise to a minimum.
Since the owner does not offer winter maintenance, the following items are in the bicycle shed next to the parking lot: snow shovel, salt or sand. Please use them for your own safety.
The guest is obliged to check the property for completeness and usability upon arrival and to report any complaints immediately to the owner/manager in suitable form. This also applies to any damage during the rental period.
The guest is not allowed to sublet the house or to allow third parties to use it.
The guest is liable for the loss of luggage and any other belongings as well as for accidents within the property.
If the guest does not comply with these provisions, the owner may give the guest extraordinary termination without notice. In this case, the tenant can be subject to cancellation fees in accordance with Chapter 6 (cancellation from contract & interruption of stay), § 5.
14.15. Animals
Keeping animals is not permitted; if otherwise agreed, this must be approved in writing by the landlord.
15.16. Changes to the Contract
Subsidiary agreements, changes and additions to the contract as well as any and all legally relevant declarations must be made in writing. Changes or additions by the guest are invalid.
16.17. Privacy Policy
The tenant agrees that personal data necessary in the context of the contract concluded with them will be stored, changed and/or deleted. All personal data is treated with absolute confidentiality. The personal data provided by the guest will not be passed on to third parties by the landlord, unless this is necessary for the execution of the contract.
18. Severability Clause
Should individual provisions of this contract be ineffective or unenforceable or become ineffective or unenforceable after the conclusion of the contract, this shall not affect the validity of the rest of the contract. The invalid or unenforceable provision shall be replaced by a valid and enforceable provision whose effects come as close as possible to the economic objective pursued by the contracting parties as the invalid or unenforceable provision.
19. Modifications to the Contract
Subsidiary agreements, changes and additions to the contract as well as any and all legally relevant declarations must be made in writing.
17.9. Choice of Law and Jurisdiction
This contract is subject to the law of the Federal Republic of Germany. The district court in whose district the landlord has their general place of jurisdiction is responsible for all disputes arising from this contractual relationship.
For complaints by the accommodation provider against commercial entities, legal persons under public or private law or persons who do not have a court of jurisdiction in Germany or changed their residence or normal place of residence after the contract was concluded or if their residence or location is not known at the time the complaint is lodged, the seat of the accommodation provider is considered to be the exclusive court of jurisdiction.
