New villa in a complex of high level and rare beauty with magnificent pool with natural sand, typical Sardinian rocks and Jacuzzi, well furnished: It really seems to be on a beach!
The complex is built in typical Sardinian style with lots of granite and stone and at the same time built with the best new technologies that ensure a high standard of comfort.
The villa consists on the upper floor of a living room with kitchenette and two double sofa beds, bedroom with double bed, bathroom in ceramic typical of the Costa Smeralda (Cerasarda) with shower cubicle and veranda with table and chairs in teak; On the first floor there are two bedrooms, a second bathroom and another veranda with rattan seating area.
The villa has a large, well-equipped garden with a stone barbecue consisting of an outdoor shower, barbecue, sink and countertop. It has two private parking spaces and is well equipped with all necessary kitchen appliances, washing machine, 3 LED TVs with digital terrestrial and DVD player, alarm system and is well air-conditioned.
Water, electricity and gas consumption: included in the rent.
Kitchenette and dishes to be kept in order and clean; otherwise there will be an extra charge of 50,00 €.
Linen rental upon notice: 20,00 € per person.
Small pets: always on request, 50,00 € per week.
Possibility to smoke only outside.
Late check-in, on request (if arriving after 21.00): 50,00 €; late check-out (after 10.00): An additional night will be charged.
Tourist tax to be paid on the spot in cash according to the rules of the municipality.
Security deposit: 500,00 €. It is the responsibility of the customer to ensure the separate collection and disposal of waste according to the collection schedule; the accommodation on return must be cleared of all waste, 50% of the deposit will be retained.
It enjoys a beautiful view and has direct access to the pool.
The beaches of Pellicano and Squalo are only 250 meters away on foot and are also suitable for children as they slope gently in crystal clear waters; and a little further away the other beaches of Pittulongu and Costa Smeralda.
If needed, two other adjacent villas with the same features and beds are available.
In the immediate vicinity all major services: Supermarket, bars, restaurants, real farms, nightclubs, umbrella rental, boat rental, dinghies, jet skis, horseback riding, pharmacy, doctor, hospital.

All cancellations and changes must be communicated in writing by the Customer.
Cancellation.
The cancellation made by the Client for confirmed reservations will involve the following penalties, always calculated on the entire amount of the stay:
- 20% of the amount, if the cancellation is communicated up to 91 days before the start date of the stay;
- 50% of the amount, if the cancellation is communicated from 31 to 90 days before the start of the stay;
- 100% of the amount: no refund for cancellations received in the 30 days prior to the start date of stay.
For the purposes of penalties, the entire stay is considered as a single period not divisible into individual weeks, the reference date for the counting of days is always that of the beginning of the stay, whatever the cancelled period; changes of period or accommodation are considered cancellations and therefore will be applied the penalties.
