The villa "Lezard Vert" is ideally situated, just 15 minutes from Narbonne and about 40 minutes from the beach. This detached house has been recently completely renovated and furnished. It is located in a local/village setting with a large living room, 3 bedrooms with fitted wardrobes, including a master bedroom with its own shower and toilet, another bathroom, a separate toilet, and a private dressing room. In addition to the master bedroom, there are 2 more bedrooms. The house features a reversible air conditioning system with outlets in all rooms, as well as additional heaters available in all rooms if needed. 15Kwh per day are included in the rental price. Any higher consumption will be charged at 0.33€ per Kwh and settled with the deposit. In front of the glass-fronted fireplace on the mezzanine, you can sit comfortably.
The 780m² garden is beautifully landscaped and maintained, with mature flower beds and trees. The private swimming pool is 5x8m with ample surrounding space, accompanied by a summer kitchen and a lounge area, as well as shaded spots under olive and mulberry trees. Bed linen and towels are provided free of charge. Dog owners will benefit from the completely enclosed property (fence or wall up to about 1.80 meters). Dog showers are possible, they are allowed in the garden, and dog bowls (food and water) are available. Beautiful walks with several routes are possible from the house.
Inside, you will enjoy a very large living room with a modern and fully equipped semi-open kitchen with a dishwasher, refrigerator, and modern washing machine in a so-called utility room. A hatch is realized with the practical kitchen counter. The fully equipped kitchen includes an induction hob, electric kettle, coffee machine, toaster, and extensive storage space, as well as comprehensive cooking utensils, dishes, and cutlery. Plenty of storage space in the base and wall cabinets completes the kitchen equipment. The dining table seats 6 people. The cozy sitting area includes a stereo system and a modern television. In addition to the programs available over the internet in France, German television can be received from a satellite receiver via Astra. Wi-Fi is also available. The spacious conservatory adjoining the living area offers a beautiful view of the garden and pool. A room in the basement with a drying room, wine cellar, and additional storage options completes the property.

The village of Ginestas offers several restaurants of different categories, a top-notch bakery, a post office, a general store/tobacco shop, a bank (CreditAgricole) with an ATM, and several surrounding vineyards. Not far away (about 7km) is the town of St. Marcel d'Aude with a large Intermarché (supermarket), a hardware store, and an Aldi with a wide range of products, as well as other companies and services in the local area.
Within walking distance in Ginestas, there is a doctor, a pharmacy, a physiotherapist, and several dentists in Bize (6km).
The sea is not far away. Via Somail, St. Marcel sur Aude, and Marcorignan, you can quickly get onto the ring road around Narbonne, and then it's a short drive to Narbonne Plage, Gruissan (32km, 37 min according to Google), or St. Pierre-la-Mer. Additionally, the Cabanes de Fleury at the mouth of the Aude River beckon with several fish restaurants and many vineyards (Domaines), where you can directly taste and purchase wines.
The "Lac de Jouarres" lake is also beautiful, offering the opportunity to swim in the summer. It is 17 km away.
The Canal du Midi and Le Somail are just 3 km away.
