The long coastal promenade "lungo mare", the charming medieval town of Labin on the hill above Rabac, and large green spaces offer numerous recreational activities. Excellent local wines, cuisine, and restaurants will make your stay more than pleasant.
The outdoor area of Villa Labin includes a heated 11 x 5m pool and lush green lawns. The location of the villa and the 2000 m2 garden ensure peace and privacy. The property is fully fenced to be safe for children and dogs.
The pool facilities are equipped with the latest technology. The pool is heated to a temperature of 28º C. The heat pump-heated pool allows for use in early spring and autumn, maintaining a constant temperature of 28 degrees. The fully automatic pool cover protects children and pets from accidents and unintended swims. The pool operates through saltwater electrolysis, reducing chlorine production to 10% compared to traditional chlorine water pools. This means you will not notice any chlorine smell, nor experience skin or eye irritations. The salt content is 6 times less than that of seawater.
The pool is cleaned twice a week, on Wednesday and Saturday.
At the villa, there are children's games such as rackets for badminton, beach ball, etc. The automatic irrigation system ensures the lawn is always green and is ideal for children's games. In the village of Zartinj, there is a small children's playground about 200 meters from the villa.
The villa is furnished in an exclusive modern style with designer furniture, high-quality appliances, spacious rooms, a luxurious German kitchen, and tasteful architecture with magnificent views from inside and out. The large rooms are modern and comfortably furnished and have upscale amenities.
All bedrooms in the holiday villa are equipped with air conditioning, as well as the living room and kitchen, totaling 5 air conditioning units. In addition, the villa has free Wi-Fi Internet.
The spacious kitchen is very roomy and equipped with an oven, microwave, built-in American fridge with ice maker, and dishwasher, all appliances from top brands. The large living room has a leather corner sofa next to a massive stone fireplace. Of course, there is also a 55-inch Smart TV with many German-speaking channels (satellite).
King-size master bedroom and queen-size box spring beds make your nights as pleasant as your days. The main bathroom with a landscape view is on the ground floor. The upstairs bedroom has a private bathroom with a massage shower, soft-close toilet, and sink.
Huge 4-meter sliding doors lead to the covered terrace. Here you can enjoy Mediterranean dishes. From the large balcony, you have a 180-degree view of the rolling hills and the old town of Labin.

The garden and pool are south-facing, next to a large green area with incredible and unobstructed views of the distant Ucka mountains, the medieval town of Labin, the Ubas peninsula, the Rasa bay, and neighboring vineyards and olive fields.

The entire house, garden, and pool are available for your exclusive use. Only you and your company have the right to access the house, property, and pool.
Bed linen, towels, pool towels, and kitchen textiles are plentiful and provided free of charge. The following services are included in the price: Weekly pool and garden maintenance, all flat-rate utilities, electricity and water, as well as heating and cooling.
Pool heating is free of charge from May 18 to September 2024. Outside this period, there is a fee of €10 per day for a guaranteed water temperature of 28°C. The pool is open but will only be heated on request, if the schedule permits, from November 3, 2023, to April 27, 2024.
The holiday home is looked after by a resident of Labin who speaks Croatian, German, and English fluently. She will welcome you upon arrival, hand over the keys, and briefly explain the house and things to note in and around the house/pool.

Villa Labin is a family retreat with three bedrooms. The holiday home is designed for up to two couples with 2 children. There are two very large bedrooms out of a total of three bedrooms.
We love dogs and your four-legged friends are warmly welcome with us! We only accept one dog. To ensure the highest hygiene standards that we offer and that guests expect from us, we ask dog owners for a hygiene fee of €10 per day for your dog.
The property is completely child and dog-safe fenced. The villa is surrounded by green areas and walking trails where you can walk your dog daily.

The very charming small medieval old town of Labin is only 4 km away. There are five large supermarkets in Labin and several small shops. There are also many restaurants. Due to its elevated position, Labin offers a magnificent view of the neighboring town of Rabac, its beaches, and coves. Founded by the Illyrians, Labin was called Albona by the Romans. When Venice took over the rule of the town in the 15th century, strong fortifications were built, which were later enhanced with a round tower a century later.
The main square will enchant you with the Loggia from the 16th century, as well as the main city gate of Saint Florus. A stroll through Labin takes you past the Old Hospital and the Negri Palace, leading to the Chapel of Sv. Karmelske, which also represents the highest point of the town. The Battiala-Lazzarini Palace, striking in its bright red color, catches the eye from afar and serves as the city museum today.

Cancellation Policy
Amendments must be made in writing in any case. In the event of a cancellation by the tenant, the deposit will be retained. If the tenant cancels 6 weeks before the start of the rental period, 50% of the agreed rental sum will be retained. If the tenant cancels 3 weeks before the start of the rental period, they remain liable for 80% of the agreed rental sum, unless the property can be re-let on the same terms during the intended rental period. We recommend taking out travel cancellation insurance. If the tenant departs before the contractual end of the rental period, the landlord is entitled to the entire rental sum.
