Cancellation policy
If the tenant cancels the contract before the start of the rental period without naming a substitute tenant who enters into the contract under the same conditions, the following proportional rents (excluding cleaning) are to be paid as compensation, taking into account the saved expenses, provided that re-letting is not possible:
In the event of cancellation:
- up to 49 days before the start of the rental period: 20% of the rental price
- up to 35 days before the start of the rental period: 30% of the rental price
- up to 21 days before the start of the rental period: 60% of the rental price
- up to 14 days before the start of the rental period: 90% of the rental price
- less than 14 days before the start of the rental period: 100% of the rental price.
In any case, the landlord will attempt to re-let the holiday home.
a) If the tenant terminates the stay early, they remain obligated to pay the full rental price.
b) A cancellation must be made in writing. The relevant date is the date on which the landlord receives the notice.
Please check whether taking out travel cancellation insurance would be sensible for you.

Holiday destination
Our holiday home is located in a small cul-de-sac. Within walking distance, there are several small playgrounds. The park itself offers a rich array of amenities: a supermarket, restaurant, play paradise, bicycle rental, high ropes course, and last but not least, the very attractive brand new swimming pool with multiple water slides. A small riding stable with various small animals offers daily pony rides.
The beach is a 10-minute bike ride away (2km). The island features several beautiful old villages that provide good shopping opportunities.
Getting there
Ferry: The crossing between Den Helder and Texel takes about 20 minutes. Departures from the mainland are usually on the half-hour throughout the year. During busy times, the "Teso" ferries run more frequently. A complete overview of all trips and expected waiting times can be found on the internet.
All tickets are valid for the round trip. On the return journey (from Texel to Den Helder), there is no more check. Therefore, you do not need to show your ticket again on the return trip. For your navigation system: The address of the ferry port is Havenplein 3, 1781 AB Den Helder.

Wir waren zu fünft (Großmutter, Mutter und 3 Kids) in dem schönen, gemütlichen Ferienhäuschen und haben uns sofort sehr wohl gefühlt. Die Haus-Einrichtung und das Angebot des Parks, die Nähe zu tollen Ausflugszielen und die Freundlichkeit des Parkpersonals haben uns sehr gefallen.
Frau Brandt-Vetter war zudem eine tolle Vermieterin - sehr herzlich, engagiert, hilfsbereit und immer erreichbar.

Das Ferienhaus entspricht vollständig den vorhandenen Fotos. Wir haben selten eine so umfangreich ausgestattetes Haus vorgefunden. Besteck, Geschirr, Gläser und Kochausstattung war mehr als genug vorhanden. Die Toiletten und Duschen sind sehr modern und vor allem die ebenerdige Dusche im Erdgeschoss war für ältere einfach klasse. Auch der Garten ist sehr gepflegt. Wie kommen gerne wieder. Hervorheben möchte ich die sehr gute Kommunikation mit den Vermietern. Dieses habe ich bisher noch nicht erlebt. Vielen Dank dafür.
