The wonderful country estate is located in the province of Arezzo in the heart of the "Bandella" nature reserve at an altitude of 250 meters and offers a fantastic panoramic view of the valley and the Apennine hills.
It consists of the main building and the cozy cottage with two independent apartments, surrounded by a large park-like Mediterranean garden.
The property is only rented exclusively.
Guests enjoy the typical Tuscan ambience with antique terracotta floors and rustic wooden beamed ceilings. All rooms are equipped with air conditioning and the windows in the main building have fly screens.
The country house is ideal for large celebrations or weddings for 20 (inside) or 100 people (outside).
For the children there is a playground with various play equipment.

Interior:
The holiday home consists of two buildings, namely the two-story villa for a maximum of 11 people with 190 m² of living space and the picturesque cottage with 2 apartments, which can be booked individually or together.
On the ground floor of the villa there is a double room and a small studio with a stylish desk, a bookcase and a sofa bed for 2 people. There is also a bathroom with a shower.
In the living room you can enjoy the view of the terrace on comfortable seating, relax by the antique open fireplace or watch a television program on the flat-screen digital device. Adjacent is the spacious dining area with a large table with space for up to 10 people.
There are further dining areas in the adjacent open kitchen, which can accommodate up to 6 people. The kitchen is comfortably equipped with elegant granite work surfaces and built-in cupboards and shelves. It is equipped with a gas stove plus oven, dishwasher and refrigerator. The rustic wooden table, which stands in the middle of the room, offers plenty of work space. Very suitable for cooking classes!
From the kitchen or dining room you have access to the large covered terrace, where you can enjoy meals at the large wooden table outside with a view of the green park.
A beautiful antique stone staircase leads to the upper floor. There is also a spacious living room with a large sofa by the fireplace, flat-screen TV and a sofa bed for 2 people. On this floor there are also a triple room with a double and a single bed and a pretty bedroom with a double bed, as well as two bathrooms, one with a shower and another large bathroom with a shower and a hydromassage bath.
The smaller annex is divided into 2 apartments.
The apartment on the ground floor can accommodate a maximum of 4 people and consists of a double room, a bathroom with shower, a cozy kitchen-living room with a simple kitchenette and a sofa bed for 2 people.
This apartment has a terrace with table and chairs.
The second apartment on the upper floor can be reached via an external staircase.
Here there is a dining/kitchen area, a double bedroom and a bathroom with shower, it can accommodate 2 people.
Outdoor area:
Slightly elevated above the buildings in the fenced, park-like garden with its extensive lawns, elegant cypresses and evergreen olive trees, the large swimming pool (7 x 14 m; water depth 1.4 to 2.4 m) invites you to relax with its sun loungers, deck chairs and shade Parasols to relax, as the privacy of visitors is guaranteed here.
A large brick barbecue near the terrace is available to guests to prepare meals.
The slide and swing, the playhouse and a diving board by the pool provide entertainment for the youngest.
The access road is asphalted and can be used by all types of vehicles.
You can park up to 5 cars on the property.
You book the holiday home, the garden and the pool completely alone. There are no other people living on the fenced property.

The property is located in the province of Arezzo in Valdarno, right in the heart of the "Bandella" nature reserve.
It is a wonderful place to relax, but at the same time it is strategically located with good transport connections for day trips to the art and cultural cities of central Italy such as Arezzo, Gaiole in Chianti, Siena, Monte San Savino, Florence, Lucca, Pisa and others.
But the beautiful surrounding landscape also invites you to take part in all sorts of activities, such as cycling tours or hikes in the nature reserve.
The next larger town is Levane and is only 4 km away. It is a large city with various shops, restaurants and facilities of all kinds such as banks, pharmacies, doctor's offices, post offices and gas stations.
In the surrounding area there are various sporting activities such as horse rides, golf or tennis, etc.
