Our holiday apartment on the farm offers you a magnificent view of the surrounding meadows and forests. It is very quietly situated and equipped with every comfort: underfloor heating, decentralized ventilation, WLAN Internet, modern kitchenette, comfortable sofa, solid wood furniture, and natural materials for bed linen and stylishly designed accessories, 2 separate bedrooms with double and single beds, a spacious bathroom with a walk-in shower, and a large bright living room with a cozy corner bench and large table. The sheltered balcony (2x4m) invites you to linger with a table and bench.
For the little ones, we offer a great playground, a cozy farmhouse parlor for rainy days, and many animals to pet.
Special features
Our farm is located at the end of a cul-de-sac, making it a truly peaceful retreat. We offer our sustainably produced farm products to our guests (in the form of breakfast baskets or for purchase). A bread roll service is also available. Each guest receives the South Tyrol Museumobil Card, which allows free use of all public transport and complimentary access to all museums.
Experience the joy of hay jumping in the barn (seasonal), immerse yourself in farm life: help with stable chores in winter, harvest vegetables in summer, collect eggs in the chicken coop, and feed the guinea pigs and rabbits.
Holiday destination
Our farm is located on the Tschöggelberg plateau at 1200 mt, easily accessible between Meran and Bolzano. Ideal for your hikes (adventure trails, themed paths, alpine pastures, and impressive viewpoints like the "Knottnkino"). Plenty of opportunities to stop at inns and alpine pastures serving local specialties. Activities such as horseback riding, llama trekking, cycling, and guided farm tours are offered in the nearby area. The nearby ski and hiking area Meran 2000 is just a 15-minute drive away.

Coming from Bolzano:
Drive on the MEBO expressway until you reach the TERLAN exit, then take the road uphill towards MÖLTEN and VÖRAN. As soon as you reach the Aschl district with the small church, turn left at the bus stop, and after 200 meters you will have arrived at Spitalerhof! The road ends here.
Coming from Merano:
Pass through the OBERMAIS district and follow the signs towards HAFLING (SP98) and VÖRAN, continue past there until you reach the Aschl district with the small church. Turn right at the bus stop below the road and follow the small road for about 200 meters. You have now arrived at Spitalerhof!

Terms of cancellations
Cancellation policy according to Art. 1382 of the Italian Civil Code
There is no right of withdrawal as defined by the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal under the following cancellation conditions pursuant to Art. 1382 of the Italian Civil Code:
The reservation can be cancelled without a cancellation fee up to 90 days before the arrival date. Only the deposit will be retained.
In the event of cancellations by the guest in the period between the 90th day before the agreed arrival date and the arrival date itself, the guest is obliged to pay the following cancellation fees:
Cancellation up to 30 days before the arrival date: 50% of the agreed total price
Cancellation less than 30 days before the arrival date: 75% of the agreed total price
In the event of a no-show by the guest or early departure by the guest, the fee for the entire booking period is due in full.
