With our house and its naturally designed garden with a direct connection to the water, we aim to appeal to those who value closeness to nature, comfort, and living culture during their vacation. The bright and spacious apartment impresses with its full orientation towards the sea. Guests have at their disposal 2 characterfully designed bedrooms, a charming bathroom with a view of an olive tree, and the large, light-flooded main room in front, which captivates with its openness on all sides, the complete sea experience, and high, double-winged glass elements leading to the terrace and the sea. A unique sea view is offered, situated 40m from the sea and 15m above it, with only the private, Mediterranean, and idyllic terrace garden in front.
The most important feature is the absolute dream location of the house. Open-plan living with orientation and opening to the adjacent sea through numerous tall windows and glass doors that provide an unobstructed view of the water. Tall pergolas shade the sunny side.

With its immediate waterfront location, water sports naturally take center stage. Hiking, experiencing nature, and cycling on an adventurous network of hiking and biking trails (map available!) offer a wealth of impressions of the sea and the evergreen islands of Pasman and Ugljan. Boat trips, for example to the Kornati, are plentifully offered.
The house is situated on the SW side of Pasman Island, on the southwest slope of a hill populated with Croatian holiday homes. It offers a breathtaking view of the sea, the surrounding islands, the "Kornati Islands" National Park, which lies southwest of Pasman, as well as the famous "Long Island" (Dugi Otok), resting about 15km in front of us.
Directly in front of us, the sea unfolds in turquoise blue, with high water quality. The "Sretni Canal (Happy Channel)," as this stretch of sea is called, is bordered on the opposite side by the "Long Island" (Dugi Otok) and transitions to the south, within sight, into the "Kornati" National Park.
There is no industry or other disturbances.
Nor do we know of Bura (the katabatic wind from the mountains), as we are in a wind-sheltered location.
In our garden, ending with a cliff of white stone on the beach, greenery and flowers thrive alongside olive trees, especially native Mediterranean plants.
Not far behind the house begins the panoramic path, with magnificent views over the archipelago.

- by car, in Croatia via the Zagreb - Split motorway or the well-maintained coastal road to Zadar, then ferry to the island (ferries run hourly)
- by plane to Zadar
- by train to Rijeka, bus to Zadar

In the event of a cancellation by the guest after the signed rental agreement has been sent, as well as the transfer of the deposit, the following regulation comes into effect:
The deposit will only be refunded if the guest or I can find a suitable replacement tenant.
The same applies to the full amount if the cancellation of the rental contract occurs 4 weeks or less before the start of the tenancy, and re-letting in the sense of the duty to mitigate damages cannot be done in a timely manner.
To avoid all problems, I recommend taking out travel cancellation insurance, for example with ADAC.
